Infrared Thermal Imaging used for every inspection, for no additional charge!
Infrared camera’s are a home inspector’s most useful tool, & we believe they should be used for every inspection. They don’t actually allow us to see through walls, but they do allow us to see temperature variations behind the wall. This can help us detect leaking pipes, missing insulation, & more. We won’t always find anything wrong with thermal imaging, but it never hurts to check. And at ACE, we Always Check Everything!
Identification of make, model, & specs of all major appliances with maintenance recommendations
We will compile the important info about the major appliances so you can research them & if needed, perform your own maintenance & repairs to save money! If you go through with buying your house, you won’t need to go on the roof to check the make, model, & year of your A/C or heating system. You won’t need to clear out your fridge to look for the serial number. You won’t have to pull out your stove to find out more than the brand name. With this free service, you’ll be able to know what maintenance the manufactures suggest to be done, without having to call their customer service or spend hours googling!
A detailed report with the option to have a licensed inspector review the report with you & explain its contents
We always give you the option to go over your inspection with a licensed inspector. We can do this over the phone, in our office, or at the site of the inspection for special cases. We will also still answer follow-up questions in case there are things you couldn’t think of during the review! We make our inspection reports as concise & easy to interpret as we can, but we understand that you might need clarification on some things!
Check for recent active moisture intrusion near all sources of water
We check for moisture under the surface of as much area as we can check near places that are most likely to have had a leak. Some leaks are so small, that the surface of the wall, ceiling, or floor is always dry, while material underneath is breaking down & possibly growing mold. This process could help catch some small problems before they become big ones!
High-definition aerial photos from a skilled drone operator
We take high-definition photos with our drone, which has a 48 megapixel lens. We primarily use this as a safe method to get a closer look at the roof surface, as well as all the ventilation & drainage systems. We have years of practice operating a drone & will give you some nice photos of your potential property completely free!
