Does a Las Vegas Home Inspection Include Mold?

A standard home inspection is not a mold test, but it does include looking for visible signs of moisture problems and possible mold growth. During the inspection, we evaluate areas where moisture commonly occurs, such as bathrooms, kitchens, laundry areas, under sinks, attics, crawlspaces, and around HVAC systems. We look for staining, discoloration, musty odors, damaged materials, and other conditions that may indicate past or ongoing moisture intrusion that could support mold growth.

As part of our standard inspection, we also use thermal imaging and moisture meters to help identify areas that may be experiencing active leaks or elevated moisture levels that are not visible to the naked eye. These tools help us locate potential problem areas behind walls, ceilings, and floors when conditions are appropriate.

Home inspectors do not perform laboratory mold identification as part of a standard inspection. However, we do offer air and surface mold sampling as an optional additional service for an extra fee. This involves collecting samples that are sent to a certified laboratory for analysis to help determine the presence and type of mold spores.

If we observe conditions that appear consistent with possible mold or moisture damage, we will document them in the report and may recommend further evaluation or mold sampling when appropriate.

In simple terms, a home inspection looks for the conditions that allow mold to grow and for visible evidence of possible growth. Mold sampling can be added when a client wants more specific information about indoor air quality or suspected mold concerns. While Southern Nevada’s dry climate is not especially conducive to mold growth, it can still occur when leaks, poor drainage, or humidity problems are present, especially in bathrooms, kitchens, and around HVAC systems.
